What To Do About Deadbeat Family Tenants In Atlanta

Hi everybody, my name is Courtney Buck. Welcome to my house, this is the house that I live in with my family, my wife and three kids here in Alpharetta, Georgia. I was just meeting with a family today about what to do about deadbeat family tenants. They have a rental home and they’ve had some extended family members that have been living in it and not paying rent, not helping out with the taxes, definitely not taking care of the place. This is a common theme that I hear as an investor. Someone will call me and say, I have a three bedroom, two bath house. I own it free and clear. I was renting it but I let a distant cousin, maybe a daughter-in-law and their son to live in the house scott free while they’re not taking care of it. They’re often concerned that they want to sell the house, but what do they do with the family members?

First off, the most obvious thing is to confront them directly. Let them know that this was what you’re plan was to do, and to wrap up their lives to move on, try to help them out, get on their feet. But you also don’t want to be giving them a free place to live that could be making you money, costing you in taxes and costing you in maintenance. This is a very common theme.

Number two is, if they have it under lease you can sell to an investor. The investor will take that property under their wing, and either reestablish a new lease with them, or they can get them out of the property. Not forcefully, but just through the legal processes, so that they can get someone who’s actually gonna pay rent in the house, and be able to provide that house with a decent cash flow for the new owners.
