What To Do To Your House To Sell It Fast In Atlanta

I just wanted to talk to you guys about … Oh, yeah, if you’re wondering where you’re at, we’re at my house. This is where me and my family live. I’m home early today and just wanted to chat for a few minutes about a topic, what to do if you needed to sell your house quickly, what to do to your house to sell it fast in Atlanta. This is going for investors or realtors.

The first thing you need to do is probably clean the house. Many times I go into a house where it hasn’t been cleaned for several years, if it’s a vacant house, This can be a problem if it’s something you’ve inherited or if it’s a rental property that you haven’t rented out for a while, or you’ve just let other people live in and they didn’t take care of it. It happens. So, please clean the property, and it’ll be a win for everybody whenever you go to sell the house.

Another thing you want to do is, if it hasn’t been updated in a while, that’s sometimes a big deal, sometimes not. We’ve all gone into those homes where you have the shag carpeting or it’s zebra printed carpeting, or there’s an old velvet painting of Elvis in it. Whenever you try to sell a house, it’s good to have boring. Boring is good for the house, so have like what we have. We’re kind of boring. We have gray walls. We have dark floors. It’s not perfect, but it’s not something that somebody’s going to walk into the house and walk right back out of. So, let’s try to do that.

Next up, if there’s anything that’s small that’s broken that you can take care of … These aren’t major things. Fix the doors. Make sure the toilets work. Make sure the air conditioner works. That’s a bigger item, but it’s something that people will see as an expense whether you sell your house in Atlanta to a local homeowner, or to an investor or potential landlord. Just make sure the small things work, and if there are big things that don’t work, like the AC or maybe there’s a leaky roof or maybe a septic pump that doesn’t work if you’re in the rural areas, just make note of it and expect those costs to be passed on to yourself that they may or may not be recouped. Probably not recouped, because somebody’s going to have to fix them at some point.

Whenever you’re getting ready to sell the house, get expert opinions what you might be able to get for the house, whether there is a realtor or an investor. Realtors do take a little bit longer, but they will get you top dollar for your house. Oftentimes you do have to fix up the house before it does go out on the market. Everything needs to be ready for potential buyers to come into the house and imagine that they are going to live there. If it’s an investor, like myself, you don’t need to do anything. You don’t need to fix anything. You don’t need to clean anything. You don’t need to paint anything, and we can close oftentimes in 10 days or less, and that’s always an option.
